Comment-to-DM for real estate: turn listings into viewings

Scroll the comments under any property post and you see the same three questions: "price?", "still available?", "which area?". Each one is a person who is actually looking. Each one is also easy to miss when you spend the day driving between viewings, taking calls and chasing paperwork.
By the time you answer in the evening, that person has saved four other listings and messaged two other agents. Nobody lost the lead through bad work. It was lost to timing.

Keywords that fit real estate
Give each purpose its own word, so people always know what they will receive:

Writing the DM
On Instagram, a comment allows one private reply until the person writes back. So everything goes into the first message. A second message in the same flow will not arrive unless the person had already been chatting with you.
The first reply to a comment is sent as text, so put the listing link in the sentence rather than on a button.

The message does not ask "are you interested?". They already said so by commenting. Offering two concrete times is far easier to answer than "when are you free?".
On Instagram comment DMs, {{first_name}} reads as "there", because Instagram only passes on the commenter's handle. "Hey there! Yes, it's still available" sounds perfectly natural.
The flow does not wait for "Saturday works". It sends the first DM and stops. When the buyer replies with a time, the message arrives in your inbox and you confirm the viewing yourself.
A complete example: a two-bedroom townhouse

Qualifying without a questionnaire
You need to know a few things: buying or renting, financing in place, when they plan to move. It is tempting to ask all of it in the first DM. Do not. Your first message is the only one until they answer, and a list of questions feels like paperwork.
Instead:
- First DM: facts, link, and the viewing question.
- When they reply, the conversation is open. Now ask one more thing yourself: "Are you hoping to move in the next few months, or just starting to look?"

Finding sellers through listing posts
Every listing is also seen by people who are not buying this property but may sell their own. On some posts, add a quieter second offer: "Thinking of selling nearby? Comment VALUE and I'll get in touch."
The DM stays honest and simple:

No automated price estimate. A valuation is a conversation, and it is yours to have.
One answer, three doors
Comments are not the only way buyers reach you. Some reply to a story walkthrough, and some just message "is the Elm Street place still available?". Set up a trigger for each and send the same complete answer from all three.

What an agent never automates

- Complaints or an unhappy buyer

When a buyer pushes back on the price, answering "too expensive" in DMs has replies to adapt. The automation starts the conversation and books the time. The relationship is still yours, and that is what people choose an agent for.
Setting it up for your next listing
- Pick the post.

FAQ
Do I need a new flow for every listing?
Yes, if each listing has its own details and link. Limit each flow to its own post so a TOUR comment on one property never sends details for another.
What happens when a listing sells?
Pause or delete the flow, or edit the DM to say it is under offer and point to similar listings. Old posts keep receiving comments, so do not leave outdated details running.
